Home Guidance
In fact, the Housing and Urban Development (HUD) and Michigan State Housing Development Authority (MSHDA) approve Northwest Michigan Community Action Agency’s Homeownership and Financial Empowerment programs. Firstly, our programs actively help individuals and families achieve housing and financial stability. Secondly, during coaching, we guide clients in obtaining as well as maintaining safe, affordable housing, ensuring their goals become a reality. Lastly, our Homeownership Center dedicates itself to helping you with Homebuyer Education, Homebuyer Counseling, Pre and Post Purchase Counseling, Foreclosure Education, Downpayment Assistance Program and Rental Counseling.
What we do
Above all, NMCAA’s Homeownership Center actively supports you in achieving your housing goals through comprehensive guidance. Furthermore, our HUD Certified Budget/Housing Counselors continuously undergo extensive training, ensuring they remain informed on the latest developments. Consequently, they can effectively guide you through your housing decisions. When you work with our coaches, you will gain a thorough understanding of the homebuying and homeownership process. As a result, you will be well-prepared for all outcomes as a homeowner.

Homebuyer Education

Our counselors will teach you about the process of selecting the right realtor, bank, budget, home, and more to ensure you are ready to purchase your first home. You will receive a certificate upon completion to share with your lender! Scholarships are available. Pricing for workshops is $75 for zoom workshops per household as well as $75 for in-person workshops per household. The self-paced workshops are $100 per household. Get guidance from HUD Certified Counselors before making the biggest investment of your life. For $75, our workshops are offered monthly and can be taken from the comfort of your own home or at one of our locations.

E-Home Self-Paced Workshops

These self-paced courses cover the same material yet give you the flexibility to finish on your own schedule. In fact, this workshop is structured as a self-paced option. NMCAA has partnered with eHome America to offer Homebuyer Education for a fee of $100.

Pre and post Purchase Counseling

Our counselors will meet with you to make sure you are prepared for the closing process of your first home and then work with you after you have closed. Their goal is to make sure that you are prepared for any unexpected expenses.

Foreclosure Education

Are you facing foreclosure or are you late on your property taxes? Our counselors are here to help you! We will work with your lender or county tax department to work through your options. Do not wait, reach out to NMCAA as soon as you start to fall behind on your payments.

Downpayment Assistance Program

The Down Payment Assistance Program (DPA) Program is a 0% deferrable loan that must be paid back in full at any transfer of title/ownership of the home. Participants must meet all program requirements to be awarded. DPA may be combined with our Individual Development Account (IDA) Program.
